• Regulator: Oregon Real Estate Agency (OREA), led by the Real Estate Commissioner.
• Entry-level license = 'broker' (works like a salesperson elsewhere); must be affiliated with and supervised by a principal broker.
• Pre-license education: 150 hours of approved coursework required.
• A 'principal broker' is the supervising/managing license who may run a brokerage and oversee brokers.
• License must be 'active' under a registered business name to conduct real estate activity.
• Unlicensed activity for compensation is prohibited; commissions flow through the affiliated principal broker.
